The U.S. Forest Service Emmett Ranger District Office is a specialized facility which was built-to-suit for USFS in 2019, providing office, warehouse with fire truck storage, and wareyard area on a 4.5 acre parcel which are essential to the function of this federal agency.
The facility totals 16,776 square feet, comprised of 12,274 rentable square feet of office space, and 4,502 square feet of warehouse space. US Forest Service occupies 100% of the facility, with rentable square foot stated in the lease at 16,309 per lease requirements, with 467 square feet occupied as free space.
Emmett Ranger District Office is leased for a new 15-year firm lease term, with no termination rights. This is a rare federal lease structure, and demonstrates the tenant’s long-term commitment to this new facility. The lease is guaranteed by the United States of America, which has a credit rating of Aaa from Moody’s Investor Services. The Federal Government has a long-standing reputation as a tenant with one of the highest possible renewal probabilities in the commercial real estate industry, with historical data published by the GSA regarding their portfolio of over 8,000 leases nationwide reflecting a retention rate that typically exceeds 95%.
Part of the Boise National Forest, the Emmett Ranger District’s area of responsibility encompasses 350,000 acres and manages over 150 camping unites in 21 developed campgrounds. The Emmett Ranger District has a long-term history which dates back to 1908 as part of the “old” Payette National Forest, which was combined with the Boise National Forest in 1944.
