The building was extensively renovated in 2008 as a new finish-to-suit location for the Internal Revenue Service (IRS). Capital improvements include resurfacing the roof (under warranty through 2021), HVAC units, resurfacing the parking lot, secured parking area, and many other upgrades. The IRS occupies this facility on a 20-year lease (10 years firm) term that commenced in April of 2008. The lease structure includes a 10.6 percent rent increase beginning in lease year 11. This location was selected by the IRS via a competitive-bidding process, which required 24,853 square feet for IRS use, to be built-out specifically per the agency’s instructions. The building has high-security features, as the IRS has a Criminal Investigation Unit at this location. The lease is guaranteed by the U.S. Government, which has an “Aaa” credit rating by Moody’s.
