The Sweetgrass Border Patrol Station is a 33,000-square foot, single-tenant facility, occupied by the Department of Homeland Security, U.S. Customs and Border Protection (CBP), and is located in Sunburst, Montana. The building was constructed in 2009, and is currently obtaining final LEED certification. CBP occupies this building on an original 20-year lease, with no termination rights. The lease is guaranteed by the United States of America, which has the highest grade credit available. This facility is designed to accommodate up to 50 active Border Patrol agents. The interior of the building provides individual offices, group work stations, conference and training rooms, an exercise room, locker rooms, a detention area with holding cells, a sallyport, vehicle washbay, and an enclosed garage which accommodates approximately 35 vehicles. The facility is heated and cooled using a highly efficient ground source system with individual heat pumps located throughout the building, and is capable of functioning completely on generated power during emergencies for an extended period of time. The site consists of 21.243 acres, including approximately 10 acres of secured fenced area. The development has a lighted helipad with concrete driveway access. Additionally, there is a fenced impound yard. The site easily accommodates the current requirements of the CBP and provides additional acreage for future expansion in the future, if needed.
