This project was a build-to-suit development for the U.S. Department of Veterans Affairs (VA), with completion in February of 2014. The Phoenix/Gilbert VA Clinic is 100% leased to the VA under a new 20-year firm lease term, guaranteed by the United States of America, with no termination options. This lease format is one of the rarest and most desirable structures available in Federal Government leasing, as the long-term, non-cancellable lease provides for a secure and uninterrupted cash flow stream, and also makes the asset extremely financeable. The Phoenix/Gilbert VA Clinic provides veterans with a new state-of-the art facility, replacing the existing VA Health Care Clinic within the former Williams Air Force Base Hospital, which is 5 miles east.
