The U.S. Department of Homeland Security, Citizenship and Immigration Services Field Office in Montgomery, Alabama is a single-tenant office building that serves as the headquarters for USCIS for the entire state.
This Field Office houses critical functions including Adjudications Division, Information Division, Records Division, and Fraud Detection and National Security. The Montgomery Field Office is a new location for USCIS in Alabama. Prior to the existence of this facility, residents of Alabama were required to travel to Atlanta to receive USCIS services.
USCIS occupies 16,036 square feet via a new 15-year lease term with the General Services Administration (GSA), which is guaranteed by the United States of America, which has a credit rating of Aaa from Moody’s Investor Services. The GSA has a long-standing reputation as a tenant with one of the highest possible renewal probabilities in the commercial real estate industry. Historical data published by the GSA regarding their portfolio of over 8,000 leases nationwide reflects a retention rate which typically exceeds 95%.
While the GSA lease states 100% occupancy of the building, the total building size is 21,116 square feet, leaving 5,080 square feet of existing space within the building that can accommodate future expansion needs of the tenant. USCIS has stated a desire to occupy this additional space, and is in the process of pursuing necessary approvals and funding to accomplish the expansion. This project was a comprehensive redevelopment to suit the specific needs of the GSA and USCIS, and was designed and constructed according to strict federal standards and to achieve LEED certification. Renovations include a new roof system with a 15-year warranty commencing in January 2017.
